As long as Members can afford the "Initial Membership Fee" and the monthly "Maintenance-Operations Fee", and follow our "Rules and Regulations (and all laws of the United States of America), anyone can join.

That being said, we do reserve the right to do a background check if we feel it's necessary for the safety and security of our employees and fellow Members.

The exact location is confidential at this moment because our projects are very private for our Members and our Motor-Coach Homes double as a shelters/safe-rooms.

Members who join by making their "Initial Membership Fee" to the Escrow Company will be informed of the details of our plans, including the geographical area of where the Country Club is planned.

Al Members have the legal right to cancel their Membership within so many days of wiring their "Initial Membership Fee"into an independent Escrow Company account if they don't wish to participate (guidelines apply, see "How It Works")

No, it's not purchased yet and there is a very important reason for that.

The Developers want to confirm in advance that there are at least 350 interested "parties" that want to participate in our unique Country Club.

The Developers need to first pre-sell at least 350 Memberships before they purchase a large ranch or forest for the project.

This is a new type of business model that protects the Developer AND the Members.

Regarding the Country Club being "built yet":

The Developers are purchasing a property that will have a great deal of amenities already included so it will be "partially" built when we buy.

If a specific amenity is not included with our purchase, we'll then make the necessary capital improvements in order to offer our Members the best Country Club possible (see Amenities page).

At the moment, we have specific properties (ranches & forests) targeted for purchase but everything is confidential at this time.

Members who submit their Membership Agreements and their "Initial Membership Fee" into the independent Escrow account will be informed of the confidential locations that we're targeting to buy.

Our Concierge Shuttle Service at our Airport will take Members to their Coach-House or they can use one of the Resort's on-site golf-carts or vehicles during their visit.

Canal Waterways

How many canal waterways will be at the Country Club and what are the dimensions approximately?

We will have two separate waterway canals at our Country Club and they will be in the shape of "protractors", which will give us the ability to offer two water canals that are both in a 360 degree shape and have the water gently flowing constantly.

Our lodge complex, with a large amount of our amenities and services, will be in the large area "in-between" our two canals.

We're still working on the details of the waterways with our experts but, the "straight lines" on our waterway canals (a.k.a. the protractor shape) will be approximately one and half miles long.

The width of the canals will be approximately 208 feet, which is the width of a "square" acre.

You can go swimming and enjoy the water via boating (electric motors only) etc.... and that's what our water-world projects are all about.

The depth of the water will be approximately 5 foot to 10 foot deep and the water will be gently moving at all times and have a wide variety of fountains and waterfalls.

Each Coach-House is directly on the waterfront for Members enjoyment and each one will have it's own small dock with ladder.

Our waterways won't have weeds and they're not meant for fishing... and they will be filtered 24-7.

The River-walk is a "city park" and primarily located in the City of San Antonio, whereas the the New Venice Country Club is a planned private development in the country.

The River-walk is primarily located in a business district with a wide variety of businesses lining is banks, whereas the New Venice Country Club is mostly lined with private, water-front vacation homes and a limited amount of restaurants, cafes, bars and lounges.

The River-walk consists of river water, which is normally dirty and contains silt deposits, whereas the water canals at the New Venice Country Club are in a "closed loop" and constantly filtered and cleaned.

Purchasing A Country Club Membership

Why is the Developer using an Escrow Company and account to process the Country Club Memberships?

To protect all Club Members (aka Membership buyers) and the Developers of the Country Club Resort.

The Developers want everything "transparent" and "above-board" so all Club Members know exactly what is going on at all times.

The Developers also want an independent company, a.k.a. the Escrow Company, to hold the "Initial Membership Fees" until all of the following have occurred:

350 Members have signed up, signed their Membership Agreements, paid their "Initial Membership Fees" and chosen which Coach-House design they wish.

And the Developer has purchased the land for the Country Club.
-
Once that has been accomplished, the Escrow Company can legally transfer the Membership Fees to the Developer's Country Club and invite the Members to visit after initial preparations are made.

If you do own a Class-A Motor-Coach (or plan on buying one), we want you to know that our New Venice Country Club was specifically designed for you and and we wish to cater to the luxury Motor-Coach lifestyle.

Class A Motor-Coaches:

Class A Motor-Coaches are the big ones. These are typically large, bus like vehicles with vertical or gently sloping front windshields. Despite being the largest recreational vehicle class available, you still don't need a commercial driver's license.

Class A Motor-Coaches are built using a very strong, heavy-duty frame. These frames are built on either a commercial bus chassis, a commercial truck chassis, or a motor vehicle chassis. The 18-wheeler trucks use a similar build. The big, 22.5 inch wheels support the heavy load of the Class A Motor-Coaches.

Anyone that has an interest, should sign up on this website immediately because it's first come, first served when it comes to securing a Membership.

Once you've signed up, you need to do the following ASAP:

Read and sign our Membership Agreement.

Read and sign our Rules and Regulations Agreement.

Read and sign the preliminary Escrow Agreement-Instructions

This document protects you by giving specific instructions to an independent third party, a.k.a. the Escrow Company, on how to handle the transaction.

Step #5:

The next step is for the "interested" Members to review the group of "targeted" properties that the Developer wants to purchase and confirm that they want to continue with their Membership purchase or cancel.

The Developer will do the following:

E-mail the "interested" Members information on the different projects for sale.

The "interested" Members will have up to ten (10) working days to make a decision on whether or not they wish to proceed with the Membership purchase.

Step #6:
-
When the Developer confirms 350 "interested" Members for the project, the Developer continues to Step #7.
-
If the Developer can't confirm a total of 350 "interested" Members with their payments into Escrow, he contacts additional "interested" Members (that have signed up on the website) and confirms their signed Agreements and payment.

Once that is done (within six to twelve months of having 350 "interested" Members signed up on the website), the Developer goes to Step #7.

Step #8:

When the Developer has secured 350 Members and all Members have paid their "Initial Membership Fee" to the Escrow Company, the Developer can then legally proceed with the following:

Secure a separate investment and/or loan to purchase the land for the Country Club.
-
Record the Title-Deed with the Escrow Company and then inform all Members that the land has been purchased for the Country Club project.

Then the Escrow Company can legally transfer the Membership Fees to the Developer for the Country Club.

Step #9:

After the land is purchased for the Country Club, the Developer will do the following:

Send all Members a "Welcome Package" which includes an official Membership Card which entitles the Members to visit the Country Club and use the Country Club's amenities, products and services according to the "Rules and Regulations" of the Country Club.

Inform all Members of the preparations that the Developer is making at the Country Club (see below), so the Members can visit (see below) and the capital improvements planned (see below).

Step #10:

The Developer makes the preparations at the Country Club for the Members.

Step #11:

The Developer informs all Members that they can visit the Country Club.

Step #12:

The Developer starts working on the capital improvements for the Country Club.

Review Of Protections For "Interested" Members:
-
All Membership Fees paid to the Escrow Company stay at the Escrow Company until the Developer confirms 350 Memberships.

Said another way, the funds of each Member is protected because the Country Club CANNOT be started until the Developer confirms 350 Family Memberships AND collects all of the "Initial Membership Fees" into the Escrow Company.

Then, and only then, will the Developer be able to legally transfer the Membership Fees to the Developer's Country Club project, according to the Escrow Agreement-Instructions that all Members have signed in advance.

If the Developer cannot confirm 350 Memberships with their payments to the Escrow Company within six to twelve months of confirming 350 Membership sign-ups, then the Escrow Company will automatically refund the Initial Membership Fee back to the Member (per the Escrow Instructions), with any accrued interest, minus any Escrow and/or bank fees.

That process protects the Developer and Members at all times.

Transferring the Member's "Initial Membership Fee" to the Developer's Country Club is subject to the Developer taking title to the land for the new Country Club project and filing the paperwork with the independent Escrow Company.

What happens if a Member dies or wants to leave before the 20 years are up?

When A Member Dies:

The pre-paid Membership is classified as a loan from the Member to the Developer.

It would also be considered personal property so the Member's Estate would take ownership of the loan (debt) and the Membership benefits and they can decide what to do.

If the Estate wants to continue with the Country Club Membership, they would "register" with the Country Club and then take over the monthly maintenance fees.

If the Estate makes the monthly maintenance payments, the Estate will receive "up to" 100% rebate on the "Initial Membership Fee" (contingent upon which Membership the Members purchases; see "Membership Packages") within 20 years of the agreement start date.

If they don't make the monthly maintenance payments, they loose the Membership benefits and the "Initial Membership Fee" rebate (a.k.a. the loan payback) is canceled.

When A Member Wants To Leave the Club (a.k.a. when Member stops paying the monthly Maintenance Fees):

If a Member wants to leave the Country Club, which means they don't want to make their monthly maintenance fee any more, they will loose the benefits of the Country Club Membership and the loan from the Member to the Developer will be cancelled (aka the rebate to the Member in 20 years will be null and void).

There is a very important reason for this:

The whole Country Club concept is built around the "upfront" Initial Membership Fee AND the "monthly" maintenance payments.

Without those two parts or "systems" working together, everything falls apart... and we wouldn't be able to implement the capital improvements or pay the monthly bills.

By everyone working together, all Members can enjoy a wide variety of world-class amenities and services.... along with safety and security for all Members for 20 years... and "up to: a 100% rebate of the "Initial Membership Fee" (a.k.a. the loan from Member to Developer).

Secondly, our Country Club Company will offer the Members a chance to rent the Coach-Houses!

The fee will basically be the monthly maintenance fee that the Members are already paying.

It might be a higher fee because of inflation but, we'll make that decision in 20 years.

Our Country Club reserves the right to increase the monthly maintenance fee from 3% to 5% per year for inflation.

If Members decide not to rent the Coach-Houses, we "might" turn them into "public" rentals or do something else with them.

The "Rebate" Program:

The "Initial Membership Fee" that Members make to join the Country Club are considered a loan from the Members to the Developer.

The loan will be paid back to the Members over the term of the Membership Agreement (20 years from the date that the Initial Membership Fee is legally transferred from the Escrow Company to the Developer) and consists of the the following methods of payment:

A financial "credit" for use of the Motor-Coach Coach Homes

A financial "credit" for use of Country Club amenities, products, services etc. like recreation, entertainment, leisure etc.

A financial "credit" for use of products and services like groceries, dining, jet charters etc.

And a money payment (a.k.a. dollars) to the Member (if applicable)

The "Credits":
-
"Credits" are a "positive" accounting entry on the Member's Country Club Account using the average retail costs and/or charges of well-known products, services, amenities etc that are offered at the Country Club.

Examples:

Gold Membership: Waterfront Vacation Home Credit: $120,000 per year: 3 Bed/3 Bath Motor-Coach House w/Shelter/Safe-room

Gold Membership: Country Club Amenities, Products, Services+ Credit: $120,000 per year: Includes recreation, entertainment, leisure, emergency medical, safety and security services etc.

The System:

All products and services at the New Venice Country Club are assigned a retail value (similar to buying something anywhere in America) so everything is easy to track.

Every time a Member uses a product or service, the retail price is deducted from the Member's "credit account" via the Country Club's private computer system.

Those "used credits" (a.k.a. deductions) that are used by the Member at the Country Club are then subtracted (a.k.a. applied to) the "loan rebate" that the Developer owes the Members (ie: "up to" 100% of the "Initial Membership Fee" contingent upon which Membership Package the Member bought).

There are guidelines and restrictions for the use of products, services, amenities etc at the Country Club so all Members have the ability to access our offerings.

All Members will receive a quarterly and/or yearly Membership "statement" showing how many "credits" that they've used for the year and it will be e-mailed to them and posted on their "password protected" Country Club account on the website.

At the end of the twenty (20) year Membership time frame, the Country Club will do a final accounting for all Members to determine whether or not the Club owes Members any "money" (a.k.a. a dollar amount) on the "loan rebate" and if it does, the Country Club will issue the Members a payment within ninety (90) to one-hundred and twenty (120) days.

It's a simple, easy and convenient way to track the "credits" used by the Members and the system allows the Country Club to know exactly what the final money payment will be to the Members for the "loan rebate", if any.

Note: in some cases, the Country Club may have given the Member more "credits" than the original cost of their Country Club Membership and therefore will not owe the Member any final money payment.
